The value of a home is not determined by an appraiser, but instead the appraiser develops an opinion of value – which is why two appraisals of the same house by different appraisers may not result in the same value. In most cases our opinions are developed by comparing the most recent and the most similar property sales to the property being appraised. All appraisers focus on the living area size, age, and lot size, but at Cwift Appraisal we also take into account features such as counter top quality, flooring quality, dramatic views, and custom landscaping.
